Office Space Disputes
At Fivex we proactively attempt to resolve disputes regarding office spaces. Often
disputes are caused by miscommunication and misunderstandings. The better you are
at communicating issues as they arise the more likely a commercial resolution of your
problem can be reached. Honesty is most often the best policy. From my experience, it
is often a fear of fully disclosing all of the relevant facts that can unnecessarily prolong a
dispute.

What I always try to do is to put myself in the other parties' shoes so I have a better
sense of where they are coming from and what outcome they may hope to achieve in
terms of resolving the dispute. While there is no magic pudding formula to resolving
disputes in relation to office space leasing, I am in favour to trying to think outside the
square. Ultimately if a non-legal solution is found where value is added to your business
as well as to the landlord's then that is a great way of resolving a problem and actually
strengthening the relationship between you and the owner of the office premises you
rent.

Keep in mind most landlords are human and even though from my experience most
landlords do try to make decisions largely based on financial considerations, however,
if you are perceived to be a "problem tenant" then what rational landlord would agree to
renew their lease with you?
